While headlines often focus on average prices or the number of homes sold, those figures tell only part of the story in Atherton. Unlike most communities, a significant percentage of homes here are sold privately, without ever appearing on the Multiple Listing Service (MLS). These off-market transactions frequently include some of the town's most important estate sales and can have a meaningful impact on market trends and home values.

The average sale price climbed to $15,330,929, while the median sale price reached $12,946,000, both establishing new records for the community. These figures reflect not only continued appreciation, but also strong demand across Atherton's luxury market.

It is also important to recognize that the 2026 figures represent only the first six months of the year, while the 2024 and 2025 figures reflect full-year results. Even with that distinction, the first-half pricing clearly demonstrates the strength of today's market.
Sales Activity Accelerates
Buyer demand remained exceptionally strong during the first half of the year.
A total of 58 homes closed escrow between January and June, compared with 46 during the same period in 2025, representing a 26% increase in sales activity.
Although Atherton remains one of the smallest residential markets in the Bay Area, modest changes in inventory can produce meaningful shifts in annual statistics. Even so, the increase in completed transactions reflects continued confidence among buyers despite record pricing.
