Why Off-Market Sales Matter in Atherton

One of the defining characteristics of the Atherton real estate market is the number of homes that are sold privately. Unlike most communities, where nearly every property is listed on the Multiple Listing Service, many Atherton estates change hands through confidential transactions that never become publicly marketed.

During the first half of 2026, 16 of the 58 homes sold in Atherton were off-market transactions, representing 28% of all residential sales. By comparison, there were just eight off-market sales during the first half of 2025, when private transactions accounted for 17% of the market.

This trend has become an increasingly important part of Atherton's real estate landscape.

For buyers, private sales create opportunities to purchase properties that never become widely available. For sellers, they can provide greater privacy, confidentiality, and flexibility throughout the sales process. For homeowners simply trying to understand the value of their property, off-market transactions often establish pricing benchmarks that are not reflected in publicly available data.

Because more than one-quarter of Atherton's first-half sales occurred privately, relying solely on MLS statistics can result in an incomplete understanding of current market conditions.

Luxury Market Continues to Expand

The upper end of the Atherton market experienced particularly strong activity during the first half of 2026.

Forty-three percent of all homes sold for $15 million or more, compared with 24% during the first half of 2025. That means nearly one out of every two homes sold in Atherton this year closed above the $15 million mark.

During the first six months of 2026, six homes sold for $30 million or more. To put that into perspective, there were seven sales above $30 million during all of 2025. Matching nearly an entire year's worth of ultra-luxury transactions in just six months reflects continued confidence among buyers at the highest end of the market.

Although these exceptional properties influence average sale prices, they also reinforce Atherton's position as one of the country's premier luxury residential markets.

Competition Remains Strong

Another indication of continued buyer demand is the number of homes selling above their asking prices.

During the first half of 2026, 19 homes sold for more than their list price, representing 33% of all sales. While this was slightly below the 35% recorded during the first half of 2025, multiple-offer situations remained common for well-prepared homes that were thoughtfully priced and effectively marketed.

It is important to remember that list price is a marketing strategy, not necessarily an indicator of market value. Some properties are intentionally priced to generate broad interest, while others are introduced closer to anticipated market value. As a result, the percentage of homes selling above asking price should be viewed alongside broader indicators such as record average and median prices, increased sales activity, and continued strength in the luxury segment.

Taken together, these metrics point to a market that remains highly competitive.

What's Driving the Atherton Market?

Several factors continue to support the Atherton housing market.

Inventory remains limited, particularly for updated estates on desirable streets and larger parcels. Buyers looking for these properties have relatively few opportunities, creating competition whenever exceptional homes become available.

Atherton also continues to benefit from its location in the heart of Silicon Valley. Strong financial markets, continued wealth creation in the technology sector, and confidence surrounding artificial intelligence companies have all contributed to sustained demand for luxury real estate throughout the Peninsula.

Beyond economics, Atherton offers qualities that remain difficult to duplicate. Large lots, exceptional privacy, outstanding accessibility to major employers, and a long-established reputation as one of the nation's most desirable residential communities continue to attract buyers from both within and outside the Bay Area.

Real estate statistics are valuable, but they never tell the entire story.

Every Atherton property is unique. Lot size, location, architectural style, condition, privacy, surrounding homes, and development potential all influence value. Even two estates on the same street can command dramatically different prices.
