Silicon Valley Is Having a Hollywood Moment and Atherton Real Estate Is Part of the Story

The new CBS series Cupertino arrives as extraordinary AI-driven wealth is influencing life across the Peninsula, including the region’s highest-end housing market.

Cupertino turns Hollywood’s attention to Silicon Valley at a time when AI wealth is having a very real impact on Atherton and Peninsula real estate.

Silicon Valley has shaped the way the world works, communicates, invests, and increasingly, thinks. Beginning October 8 on CBS and Paramount, it will also be the setting for a new prime-time television drama.

The new CBS series created by Robert and Michelle King of The Good Wife and The Good Fight, follows two attorneys who take on powerful technology companies after being fired from a startup. The premise includes startups, stock options, tech fortunes, and the influence of some of Silicon Valley’s most powerful players.

For those of us who live and work here, it will be fascinating to see how Silicon Valley is portrayed on screen. This is, after all, a place that can be difficult to define from the outside. The extraordinary companies and fortunes created here regularly make headlines around the world, yet daily life across much of the Peninsula can feel surprisingly removed from that image.

Atherton may be one of the best examples.

Why Silicon Valley and Why Now?

Technology has been creating wealth on the Peninsula for decades, but artificial intelligence has introduced another remarkable chapter.

Venture capital continues to pour into AI and the infrastructure supporting it. North American venture investment reached a record $392 billion in the first half of 2026, according to figures reported by Reuters, with substantial investment flowing into semiconductor and AI-related companies.

The effects are extending well beyond the technology industry itself. Major financial institutions are expanding their Bay Area wealth-management presence to serve the growing population of entrepreneurs and executives benefiting from the AI economy, including increased activity in Menlo Park.

It is a significant economic story, but here on the Peninsula, its impact can also be seen much closer to home.

Atherton Real Estate Reflects Silicon Valley’s Extraordinary Wealth

Atherton has long been home to leaders in technology, venture capital, finance, and other industries. Recent sales demonstrate just how significant its role has become at the highest end of Bay Area real estate.

From August 2024 through August 2026, 81 homes sold for $20 million or more across the Bay Area. Forty of those sales were in Atherton – nearly half of every Bay Area residential sale at this extraordinary price level. The Peninsula as a whole accounted for 73% of the $20 million-plus transactions.

The Gullixson Team represented the buyer or seller in 15 of Atherton’s 40 sales of $20 million or more.

Those numbers provide a compelling snapshot of what is happening here. Silicon Valley wealth may be created through companies, investments, stock, and increasingly AI, but some of its effects become tangible in the residential communities surrounding those businesses.

What Does Silicon Valley Luxury Look Like Today?

It will be interesting to see what Cupertino chooses to emphasize about the people, money, and culture of Silicon Valley. From a real estate perspective, there is another side of the story that receives far less attention.

Atherton is remarkably understated for a community associated with so much wealth. There is no commercial district, no skyline, and little outward indication of the extraordinary properties found behind its gates and hedges.

The appeal has also remained remarkably consistent in certain respects. Privacy, expansive grounds, and proximity to Stanford University, Sand Hill Road, venture capital firms, and major technology companies continue to distinguish the community.

The homes themselves, however, continue to evolve. Significant estates today may incorporate sophisticated technology, dedicated offices, wellness and fitness spaces, resort-style outdoor environments, guest accommodations, and highly individualized amenities. At this level of the market, luxury is often defined as much by privacy, space, and how a property functions as by architecture or finishes. Hollywood Turns Its Attention to Our Backyard

There is another reason Cupertino caught our attention. Series co-creator Robert King grew up in San Jose and has spoken about returning to the area over the years and seeing how dramatically it had changed. The transformation of technology companies from industry disruptors into institutions with tremendous economic and cultural influence helped inspire the series.

Those changes have been witnessed across the Peninsula as well.

It will be interesting to see which parts of Silicon Valley feel familiar when Cupertino premieres and which are clearly the work of Hollywood. A television drama is, of course, entertainment rather than a documentary about life here.

What is not fictional is the extraordinary period of wealth creation underway in Silicon Valley and the effect it continues to have on the communities at its center.

Atherton real estate provides an especially compelling measure. When nearly half of all Bay Area home sales above $20 million during a two-year period occurred in a single small town, something larger than a real estate story is being reflected.

Beginning October 8, Hollywood will offer its interpretation of Silicon Valley. We will certainly be watching.
